It is your property, and you can sell to whomever you want, but know that we will make you a similar offer or better, and you WILL pay fees and at least a portion of the closing costs with the I-Buyers. The bottom line is that does it really matter who you sell it to, if you get out of the property in the time you need with the cash you want? You will be selling to a local buyer, who knows the Phoenix market, with more time in Phoenix than Zillow. Feel free to talk to the "other guys". If they make you an offer, I will do my best to beat it!
The AREM Group prides itself on discretion. When you sign the contract with us, your property will not be listed or made public. We buy directly, keeping the sale private with no MLS listings or advertising. The transaction remains discreet until closing, and only then is it recorded by the county.
We buy single family homes, small apartment complexes (1 to 4 units), condos, townhomes, land, vacant lots, commercial buildings and warehouses. We also buy multi-family properties with 5 units and above on a per-property basis.
We follow the three C's: Consult, Cash Offer, and Close Consult: we meet with you at your property or a location of your choice to discuss your unique situation and needs. Cash Offer: After evaluating your property, we present you with a fair cash offer. Close: we can close in under 3 weeks, or at a mutually agreed-upon time.
NO! The majority of what we buy are distressed properties. We have seen it all. Do not lift a finger or spend a dime. There is no need to clean or repair. If you need to sell the property "as is", do NOT make any changes. We do not require you to repair or to clean anything.
After signing the contract to accept an offer, you have 7 calendar days from the day you signed to change your mind with no consequences. If you decide to cancel the contract during this time, simply notify us in writing. When we close, we pay all the normal closing costs. There are no hidden fees, and you never pay us a dime! You walk away with cash and walk away from cleaning, repairs, and agent commissions.
In most cases, yes. However, if we determine that the property is a better fit with one of our other trusted investors, such as a buy and hold rental, or a fix and flip, then yes, we do and will assign the contract. Rest assured that your contract is 100% valid, and that nothing changes in our deal with you.
Partnering with the AREM Group gives you access to exclusive real estate opportunities that are designed to benefit both homeowners and investors. We offer a streamlined process and market expertise that allow for quick, informed decisions for expanding your investment portfolio. Our personalized, concierge-level support ensures that every transaction aligns with your goals, all while maintaining the highest level of discretion and professionalism. With the AREM Group, you can confidently achieve your real estate objectives.
Offering owner financing can speed up the sale of your property, attract a broader range of buyers, and potentially allow you to negotiate a higher selling price. It also provides you with a steady income stream through monthly payments, which will include interest. You get to choose your term, interest rate, and the ability to foreclose on the property and take back ownership.
While owner financing can be advantageous, it does carry some risks. If you are looking to cash out all at once, this is not the option for you. However, if you are looking for an income stream from the property and to have no landlord responsibilities, this may be an ideal solution.
